The land cannot be built on and is classed as leisure recreational use only. There is no residential planning permission from the local authority and it is almost certain that they would never grant any, however people have stayed on their boats here for over 20 years, Canal and river trust are aware of this and have no problems.
The majority of the site is laid to lawn, with various trees including fruit trees, flowers and shrubs and a small pond. There is a large store shed and a couple of small sheds too. There is parking for at least two vehicles.
There are no charges to pay to the local authority, but should you moor a boat you will have to pay Canal and river trust for a mooring permit at a 50% reduction of their local mooring charges based upon the length of the boat.
