This is a large detached house with garage, medium-sized garden and 48ft of permanent brick and concrete end-of-garden mooring on the Worcs and B’ham Canal.
Twenty minutes’ walk along the
canal takes you to the thriving city centre and, in the other direction, large parks, sports centre, swimming pool and open countryside. Schools of all types (secondary, primary, state and private) are an easy walk away.
The house dates from the construction of the canal which it overlooks from rising ground. This gives the main bedroom windows commanding views over the rooftops to the Malvern Hills. Its canal-
facing orientation makes it a ‘back-to-front’ house with its double bays and ‘front’ door now at the back, overlooking the canal and moorings and making the garden secluded and quiet.
The westerly facing garden is wonderfully warm and sheltered in the summer. The main garden (approx. 35’ square) comprises a central lawn surrounded by mature shrubs and borders. Beyond this the land drops away steeply to the mooring, which can be accessed by two sets of steps. This strip of land, about 15’ wide, has been terraced and planted with shrubs and flowers.

Downstairs accommodation comprises a central hallway, tastefully decorated in period style and with polished wood block floor.
On one side of the hallway is a lounge (12’x12’) with original open fireplace with air-flowed grate that sees regular use, and lit alcove for a piano. There is also a gas connection point should you wish to install a gas fire. The bay window in both reception rooms give views across the garden and down towards the canal.
On the other side of the hallway is the dining room (12’x11’) with similar bay window and gas fire. An access hatch to kitchen has been levelled to table-height to allow family meals in both rooms.

The master bedroom (15’x12’) overlooks the garden and mooring and has fine views over the town to the Malvern Hills. The original fireplace is a beautifully preserved period feature, now no longer used and sealed.
The second bedroom (11’x12’) has the same views and looks out over the garden and mooring.
The two smaller single bedrooms (8’ x 8’) are well proportioned. The one on the east side of the house has its own basin.
Being an older brick-built property with all its original internal walls, the house is very quiet.
The tiled bathroom is a large space that easily accommodates a bath, basin and full-height airing cupboard heated by a large hot water tank. There is also an extractor fan and electric heater.
The second toilet and shower are adjacent but separate, also with extractor fan and fan-heater.
The attic has been converted to provide two extra bedrooms (10’x8’ and 11’x8’, 6ft 2” max headroom) and storage space. There is a velux window on the west side that gives light to the upper landing.
The 48ft mooring is supplied with mains electricity and remote-controlled lighting. There are steps up to the garden.
